NO PERDITEMPO E DANE' ALLA MANO
Trovandosi nella condizione d' essere oberato dai debiti e soffocato da pignoramenti e ingiunzioni di pagamento, un caro amico mi ha dato mandato per la vendita di 2 avviate farmacie.
Sono entrambe dotate di area per il parcheggio e situate nella periferia di Frascati. Hanno quindi un vasto bacino di utenza ed un giro d'affari sicuramente e decisamente incrementabile solo che si usi una BONA GESTIO.
Aggiungo che la situazione economica è attualmente influenzata dalle tristi vicissitudini del committente, uso a distrarre somme dall' attività dei due asset per utilizzarle a fini diversi.
I dati analizzati dicono che i flussi di cassa sono stati di circa 150/160.000 euro mensili, contro spese di gestione pari a circa 40.000 euro al mese. Flussi suscettibili di ampia lievitazione ove una corretta gestione dei rapporti con i fornitori consentisse adeguati rifornimenti dei prodotti farmaceutici. Il reddito annuale, fiscalità esclusa, è pari a circa 300.000 euro, ma per quanto precede facilmente incrementabile a 500.000 euro.
Attualizzando un reddito intermedio per una durata di 20 anni ( 400.000 € annuo ), viste le potenzialità, scontato al tasso dell' 2% si ricava un valore dei due asset pari ad euro
6.540.573,34
Sulla predetta somma è da calcolare una commissione del 10%
a carico dell' acquirente e mio favore, come d'uso, con altresì l'obbligo di assunzione delle 9 maestranze.
Sulle possibilità di incremento dell' attività commerciale si allega

Both have parking areas and are located on the outskirts of Frascati. They therefore have a large pool of users and a turnover definitely and definitely increase only if you use a BONA GESTIO.
I would add that the economic situation is currently influenced by the sad vicissitudes of the client, used to distract amounts from the activity of the two assets to use them for different purposes.
The data analyzed say that the cash flows were around 150 / 160,000 euros per month, compared to management costs of around 40,000 euros per month. Flows susceptible to large leavening where proper management of relationships with suppliers allowed adequate supplies of pharmaceutical products. The annual income, excluding taxes, is equal to about 300,000 euros, but for the foregoing it can easily be increased to 500,000 euros.
By discounting an intermediate income for a duration of 20 years (€ 400,000 per year), given the potential, discounted at the rate of 2%, we obtain a value of the two assets equal to euro
6.540.573,34
On the aforementioned sum a commission of 10% is to be calculated charged to the purchaser and my favor, as usual, with the obligation to hire the 9 workers.
It is attached to the possibilities of increasing commercial activity
